Why pipes break here even without much snow
Edmonds does not get many hard freezes, which is part of the problem. A lot of houses were never built with cold snaps in mind. Hose bibs on north walls, supply lines in vented crawl spaces and pipes running through unheated garages all sit near outside air.
When temperatures stay below freezing for a night or two, water in those lines expands and splits the pipe or fitting. The leak usually starts when it thaws. Older homes add their own risk: galvanized steel lines rust from the inside, and original fittings give out with age even in mild weather.
What to do right now
- Close the main water shutoff. In many Edmonds homes it sits in the crawl space, in the garage, or in a box near the sidewalk.
- Open a faucet on the lowest floor to drain the lines.
- Turn off power to wet rooms if you can do it from a dry spot.
- Call for cleanup, and call a plumber for the pipe itself if the restoration company does not handle repairs.
- Take photos before you move anything.
A burst line under pressure can put out hundreds of gallons in an hour. If you cannot find the shutoff, tell the person on the call. They can walk you through where it usually is.
How the cleanup goes
Crews pull out standing water, then open walls or ceilings where the pipe ran so the cavity can dry. They use moisture meters to map the wet area and set drying equipment. Insulation in walls and crawl spaces often has to come out, since soaked insulation holds water against the framing for weeks.
Burst pipe calls around Edmonds
The houses that see the most freeze damage in Edmonds are the mid-century ramblers and split-levels on the hill: Seaview, Westgate, Perrinville and around Five Corners. Many have plumbing running through a vented crawl space, and an exposed supply line there freezes before anything inside the house does. Hose bibs on the shady side of the house are another common break point. If the indoor shutoff valve was not closed in the fall, the pipe behind the spigot can split inside the wall.
Downtown and in the Bowl, older homes may still have galvanized supply lines that corrode over decades. Those tend to fail without a freeze at all, often at a joint behind a wall or under a sink.
In condo buildings, a burst line on an upper floor reaches the units below quickly. If you live in a condo, tell your manager or HOA as soon as you call for cleanup, so the association can check the other units.
Crews work across the 98020 and 98026 ZIP codes and the nearby towns of Woodway, Mukilteo, Shoreline and Mountlake Terrace.
